About Lake Mary
The "City of Lakes" is a growing, upscale suburb in Central Florida. Living here puts yu about 18 miles north of Orlando. The city is known for its many nice neighborhoods and reputable businesses. Of course the area is also known for the many small lakes, some with parks on their banks, along with many lakeside homes of course.
Many businesses call the City of Lakes home. Numerous tech companies and light manufacturing firms have headquarters or regional offices here. Those companies and the many lucrative career opportunities they offer help contribute to a high quality of life.
There is still plenty of room for commercial expansion in this Seminole County suburb of Orlando. For example, the city limits contain hundreds of acres of land designated for Class A office buildings or other commercial purposes. Anyone wishing to relocate a business or start one in the area will find plenty of places to set up shop. The location also fine for commuters who have jobs in Orlando or elsewhere in Seminole County.
Lake Mary is popular with young families too. The public schools are great and their are numerous opportunities for family-friendly recreation. The County has many, many parks and nature reserves for example. Family restaurants are common, and there are numerous places to shop. The city government works hard to maintain a safe and clean living environment for residents of all ages and income levels, not just families and business people.
The town's population was approximately 16,198 in 2016. Residents are racially and ethnically diverse. Many adults have graduate degrees, and many young families live in town.
Lake Mary is one of the safest communities in the state thanks in part to the high standard of living. The local police force is also effective and pro-active about maintaining public safety.
Housing options are diverse here. Buyers will find residential communities of affordable single-family homes, luxury homes on huge lots, town homes, and some condos. Renters will also find a wide variety of options, from small apartments to larger single-family homes. There is something to suit a wide range of housing needs and budgets, in spite of the community being fairly affluent. Some neighborhoods are built around golf courses or include lakes. There are also dedicated retirement communities for the active 55+ crowd.
Urban sprawl and traffic jams are not issues here. Running errands is made easier by the town's small size. There are malls, stories, medical centers, and restaurants only a short drive from anyone in town. Between the ease of moving around, the low crime, and the wide variety of amenities, Lake Mary offers a great quality of life relative to the cost.
As suggested above, Lake Mary offers plenty of employment opportunities as well. Quite a few large companies have their headquarters here. Convergys, AAA, and Mitsubishi Motors are examples of major employers here.
Lake Mary is an upscale community of educated people. Almost 45% of Lake Mary residents 25 and older have at least a Bachelor's degree. That figure is well above the national average, as is the median household income of $83,921. These facts and others have led to the city being rated one of the best places to live in the country more than once. For example, in their August, 2007 issue Fortune named the city the 4th best place to live in America.
As an experienced Orlando realtor, I can help you make the right decision when it comes to buying or selling a home.
Fun Things to Do
The town and the surrounding suburbs offer a range of recreational opportunities. Nature lovers will find many parks and nature preserves in or near town. Spring Hill Preserve and Black Bear Wilderness Area are two examples of local parks that offer hiking and biking trails, and other facilities. A couple of parks feature picnic pavilions and grilling stations, or boat launches. There are opportunities to kayak or paddle board on area lakes as well.
Residents can also visit the local Lake Mary Farmers Market and the small history museum. There are also plenty of places to eat a range of cuisine, so there is no need to travel to find alternatives to fast food.
Just about anyone could appreciate the Central Florida Zoo and Botanical Gardens, where you can go ziplining or walk on a rope bridge. There are also plenty of animals to see, including leopards and various reptiles. The Park hosts events and educational programs periodically throughout the year.
Residents who love golf have several options in or near the city. There are affordable public courses and private courses. Some of the local golf destinations include Timacuan Golf Club, Mayfair Golf Club, and Magnolia Plantation Golf Club. As in many Florida communities, some upscale home and apartment communities are adjacent to golf clubs.
Buyers with children will appreciate the quality schools and other educational opportunities. Several public schools serve K-12 students. Some city parks also feature playgrounds. There are also various education programs for children throughout the year. Check the city's official website and check out the Central Florida Zoo. Finally, just about any resident would be able to appreciate the local library.
Of course the Orlando theme parks are within an hour's drive from anywhere in town. And, even though this is a small town, the City hosts several communities events each year. They usually show free movies in a downtown park during the summer, to cite one example.
The area draws many buyers who want easy access to the region's many amenities. The warm climate certainly helps draw people who have the flexibility to move from up north. The many outdoor recreation opportunities in the area are sure to please outdoorsy buyers who want convenient places to fish or exercise.
Selling a Home in the Area
Selling a home in this attractive market should be easy, but it can also be a challenge. I can study the market and help you decide how to price a home and market the home in the best way. Homes that are staged properly tend to be easier to sell. I can help you to help you create the best possible impression for buyers. In-depth market knowledge and deep knowledge of the market make it easier to sell a home for a great price, in a reasonable amount of time.
If you have never sold a home before, working with an experienced agent is even more important. If you have never purchased a home before, working with a realtor is the best way to minimize the stress.

Of course I also know how to get both buyers and sellers fair prices. Whether you are buying or selling, there are plenty of reasons to work with an agent instead of handling things yourself.
How a Real Estate Agent Helps
Whether you are buying or selling, it pays to work with a real estate. Their knowledge of the process, and the area, can prove invaluable in several ways. If you are a buyer, an agent can help you make great decisions in several ways:
- Understanding financing. The agent can also help you avoid buying more house than you can afford.
- Understanding HOA (homeowner association) rules. Some communities, and all condominium buildings, have rules and restrictions that may not work for you and your family
- Knowing the neighborhoods and how well they might fit your life
- Helping you make fair offers to sellers
- Helping you understand the negotiation process and the final contract
In brief, working with an agent saves the buyer time and money. Working with a seller's agent can make you money and save you a good deal of time. An agent can help you get the best deal for your home in three ways:
- Negotiating with the buyer's agent from a position of knowledge and expertise
- Briefing you on how to set a realistic asking price
- Helping you understand the terms and conditions of offers
- Explaining the details of offers and contracts
Contract terms, inspections, and financial terms can confuse inexperienced buyers and sellers and contribute to anxiety. Working with an agent takes away the worry.
